The Custom Deck Builders’ Process

Initial Meeting

Upon your initial meeting with Custom Deck Builders, LLC you will meet with the owner of the company, not a commissioned salesman. We will review material selections, design ideas and acquire an understanding of your outdoor living needs. We are happy to educate our clients on the wide variety of decking and railing options available today. Once we have an understanding of your needs, your tastes and a realistic budget, we will then take this information back to our office and prepare a detailed proposal and a 3-D rendering of your project using our professional CAD software.

The precise estimating process we use ensures there will be no “hidden costs” once your project has begun. After creating a scaled CAD drawing of your project, a detailed material take-off is done and every part of the deck is accounted for, every joist, every bolt, every deck board etc. We do not rely on an arbitrary square foot cost when estimating. Every man hour of labor and all relevant job costs are precisely itemized when estimating each project. This ensures an accurate assessment of cost to keep on budget and not “guess” at the final project cost.
Once we have estimated the project, a detailed proposal is written that spells out line by line the exact scope of work and included materials. All materials are specified by brand, color, size etc. Building methods and processes are also spelled out so you have a clear understanding of what we are proposing and nothing is left to chance.

Second Meeting

At our second meeting, either in your home or at our showroom, we will review the proposal line by line, present you with the 3-D design and discuss other options that you may want to include in the project. If we have answered all of your questions, met all of your needs and you want to move forward, we will then sign all necessary paperwork, take a deposit for the project and put you on our schedule. At this time, we will prepare a full set of plans which includes the 3-D rendering, all construction documents and any other information that pertains to the project. We will also need the plot plan for your property in order to apply for the building permit. In all counties or municipalities, we will take care of obtaining the building permit. Generally, we ask that the client contact the HOA for approval. However, we will provide you with any drawings or paperwork that they may request. In cases where you cannot deal directly with your HOA, we will be happy to do so. If you are not ready to move forward at the time of this second meeting and would like to keep the 3-D design, we would charge you an appropriate design fee for the drawing and work with you to make revisions to the design. Once you are ready to move forward and we sign the proposal, the design fee will be refunded to you.

During Construction

Once we begin your project, our team will take every precaution to protect your property and keep the disruption to your daily life to a minimum. Throughout the process, every aspect of your project is completed with the utmost regard for quality, safety and longevity. All products are carefully installed per manufacturers specifications. Proper installation is essential to maintain the manufacturer’s warranty. Likewise, we have also developed many of our own installation methods that ensure long lasting performance. This is evident by our 5-year labor warranty and the care that each craftsman takes when working on your project. All products are also covered by the manufacturer’s warranty which varies by product, but most products carry a 25-year or a Limited Lifetime Warranty. Throughout the construction process, our team will work efficiently to complete your deck in a timely manner, while at the same time maintaining our strict quality standards. Any design concerns or general questions are addressed promptly, either by the on-site foreman in charge your project or by the owner. Our typical work week is Monday through Friday and our crews generally work from 7:30 to 4:00. However, there will be times when we may start a little later due to inclement weather or if a company meeting keeps our employees at the office for a few extra minutes in the morning. Likewise, the work day may end early if bad weather threatens or if a company meeting requires employees to leave early. On other rare occasions, we may take part of a day off for special events, company training or bad weather.

Upon completion and final inspection of your project, a final walkthrough will be completed to assure no details have been overlooked. Our goal is to leave you completely satisfied with your new deck. After that, your new deck will be ready for years of enjoyment!
